Yes. Sanders Home Renovations carries the licensing and insurance expected for professional remodeling work in our service areas. We can share proof of coverage when you are ready to move forward.
Yes. We regularly work with designers, architects, and specialty trades. If you already have a design partner, we can collaborate on what can be built, budgeting, and order of work. If you need planning help, we can recommend a design-build path that fits your home.
Yes. A project lead stays with you from the first walkthrough through the final punch list. You are not bounced between strangers mid-project.
We offer kitchen and bathroom remodels, interior and exterior renovation, and whole-home renovation. That includes design-build and phased projects. If you are not sure where to start, tell us your goals. We will recommend a sensible first step.
Yes. We provide no-cost first visits for serious projects. For complex work we may book an on-site visit after a short call so we can be ready with the right questions.
Absolutely. Many projects start with a single kitchen, primary bath, or living area. We still write a clear plan so adjacent rooms, flooring transitions, and plumbing or electric needs are not left to chance.
Yes. Whole-home and phased programs run under one schedule and budget. Kitchens, baths, interiors, and exteriors stay aligned on timing and finish quality.
Yes. Tub-to-shower conversions are a common bathroom upgrade. We plan waterproofing, slope, drain placement, glass, and ventilation together. The new wet area should perform in Texas humidity.
Yes. We plan and build additions as part of our whole-home renovation work. That includes room expansions and structural, roof, and HVAC ties into the existing house.
Pricing depends on the work, materials, and existing conditions we find in the home. We provide written proposals with clear inclusions and allowances so you can compare apples to apples. Use the contact form to tell us more about your project and budget range.
Most projects use a deposit or staged payment schedule tied to milestones. Exact terms are spelled out in your written agreement before work begins. Cash flow expectations stay clear on both sides.
An allowance is a budget placeholder for picks that are not finalized yet. Tile, fixtures, or appliances. If you choose products above or below that number, the contract adjusts. We call out allowances clearly so nothing is buried.
If you request a change after the plan is signed, or if hidden conditions require extra work, we write the cost and schedule impact down before we proceed. That keeps surprises from showing up only on the final invoice.
Start dates depend on the work, design readiness, permit timelines, and current workload. Smaller projects may begin sooner. Larger remodels often plan weeks to months out, especially when cabinets or windows have long wait times. We will be honest about timing before you sign.
Many kitchens land in a multi-week to multi-month window once demo starts. Timing depends on layout changes, cabinet wait times, and whether electrical or plumbing is moving. We give you a projected schedule with the proposal. We update it if picks or inspections shift the calendar.
A focused bath refresh can move faster than a full gut remodel. Full baths with new waterproofing, tile, and fixture moves often take several weeks of active construction, plus wait time for materials. We map the order so you know when wet areas will be offline.
Often yes for single-room or phased work. Whole-home projects may need a temporary kitchen or bath, or short stays elsewhere for heavy demo. We plan dust control, access paths, and daily cleanup so living through the remodel stays as workable as possible.
We review your message, confirm we can serve you, and follow up with next steps. That is usually a short call first. Then a visit when the job needs a walkthrough before we write a proposal.
Many structural, electrical, plumbing, and mechanical changes require permits and inspections. Requirements vary across Austin and Travis County. We identify what your plan needs and handle the permit path as part of planning.
For projects we build, we typically handle or line up permitting and inspections so the paperwork matches the work. Your proposal will state how permits are managed for your specific plan.
We help you lock key picks early enough to protect wait times. Especially cabinets, countertops, windows, tile, and specialty fixtures. Decisions that stay open too long are one of the biggest causes of schedule drift.
Older Central Texas homes often hide outdated wiring, soft framing, or moisture issues. When we uncover something outside the written plan, we pause. We show you what we found. We write down options before continuing.
Yes. Jobsites are protected and cleaned as work progresses so your home stays as livable as possible. Final cleaning is part of closeout before we walk the punch list with you.
Yes. Exterior renovation can include siding and shell work, windows and doors, and decks or porches. We line them up so curb appeal and weather protection match the interior work.
Not usually. Very low bids often leave out waterproofing details, allowances, or extra for hidden conditions. We focus on a clear plan and fair pricing so you can compare what is included. Not just the bottom line.
Yes. Many West Austin and Travis County neighborhoods have HOA or architectural review requirements. We help package exterior elevations, materials, and submittals so approvals are part of the plan. Not a last-minute scramble.
